What is a “Home Inspection?”
It is the process by which a home inspector visually examines the readily accessible systems and components of a home and describes those systems and components in accordance with the Louisiana State Standards of Practice.
Why should I get a Home Inspection?
The better question to ask would be why would you not get an inspection? Buying a home is typically the largest monetary investment you will ever make. Having Cross Home Inspections LLC inspect your home will give you peace of mind knowing that we are the most thorough home inspection company in the area. We let our clients know the little things as well as the major problems and that’s what separates us from the other inspection companies.

How long does the inspection take?
Cross Home Inspections LLC takes longer to inspect a home than most home inspection companies. This is because of our thoroughness and attention to detail. Our inspections run a minimum of 3 ½ - 4 hours. We spend 3 - 3 ½ hours inspecting the home and then ½ - 1 hour discussing the findings @ the end of the inspection with our clients. This is on 1,500-2,000 square foot home. 3,000 square foot homes take about 4 - 5 hours. 4,000 sq. foot homes take about 5 – 6 hours. 5,000 square foot homes take about 6 - 7 hours and so forth. Older homes in poor condition can take longer to inspect.
Do I need to be present during the inspection?
That is your decision. If you want to attend the entire time you are welcome to come along. We do request our clients meet me @ the end of the inspection so I can walk them through and discuss everything they need to know about the home and any problems that I find. I also encourage questions and will gladly take the time to answer all of them.
I am selling my home, should I get it inspected?
Cross Home Inspections LLC highly recommends a pre-listing inspection. This will inform you of any problems that exist. We will also let you know if your systems and components aren’t up to standards. When a future buyer comes in and puts a contract on your home you will have everything in good shape so when they hire a home inspector to check things out there will not be a list of repairs facing them that might make them skittish about going through with the purchase.
Can a home fail the inspection?
No. There is no pass or failed home inspection. Cross Home Inspections LLC lets you know everything about the home and then you decide whether you want to proceed to closing and purchase it.
Who is responsible for Repairs?
All home inspections will reveal problems. Some are minor, some are major. Some homes only have a few minor problems while other homes will have a long list of repairs including major ones. Repairs are typically negotiable between the buyer and the seller.
What is the cost of our Home Inspections?
If you are pricing around for the cheapest home inspection price than Cross Home Inspections LLC is not going to be your choice. If you believe the old adage "you get what you pay for" then we are the home inspection company you need. Why would you try to save $25, $50, or even $75 when you are investing hundreds of thousands of dollars in a home? With 20 years of experience and over 6,000 home inspections performed a few extra dollars is well worth the proven experience we have to offer. Our inspections fees:
- Under 1,200 square feet: $375.00
- 1,2001– 1,999 square feet: $400.00
- 2,000 – 2,499 square feet: $425.00
- 2,500 – 2,999 square feet: $475.00
- 3,000 – 3,499 square feet: $550.00
- 3,500 – 3,999 square feet: $625.00
- 4,000 square feet and up: $0.20 per sq. ft.
- 5000 square feet and up: $0.25 per sq. ft.
